Types of Home Insurance Forms Homeowners 3 (HO-3, Special Form) – Is the most commonly purchased policy, which is an “Open Perils Policy” that covers any direct damage to the house or other structures on the property unless it is specifically excluded while the coverage for personal property is for named perils only. Covered losses are insured for full replacement cost valuation (RCV) unless the policy is written on an Actual Cash Value (ACV) basis which takes into account depreciation. Homeowners 4 (HO-4, Tenants Form, “Renters Insurance”) – This is a policy for renters of rooms, apartments, or houses. This named-perils policy not only covers personal property, like home insurance it also provides coverage for additional living expenses and liability insurance for injuries to other people in the rented dwelling that do not primarily occupy the home. Homeowners 6 (HO-6, Unit-Owners Form) – The HO6 policy insures a condominium or townhouse owner for direct damage to unscheduled personal property on a board named perils basis. Personal liability coverage and medical payments coverage are also provided by this policy. The policy is designed to coordinate with policy coverage for the structure and common areas that is purchased by the condominium or townhouse association. We encourage unit owners to examine the association policy to determine what you are responsible for and to become familiar with expected assessments that you may incur. Homeowners 8 (HO-8, Modified Coverage Form) – This policy is designed to provide package coverage to the owner occupants of homes that do not meet all the requirements applicable to other homeowners forms. The HO-8 provides building and personal property coverage slightly more restrictive than that of other homeowners forms for owner-occupants that include a replacement cost clause.
